Most rear additions, garages and walkouts in the GTA sit on concrete block foundation walls over poured footings. Block is fast to build, takes waterproofing well and is easy to tie into an existing foundation. Prices here are for the masonry package only; excavation, engineering and permits are separate line items on your contractor's budget.
Typical ranges
- Block foundation walls: commonly $45 to $75 per square foot of wall, laid to the engineer's drawings with reinforcing where specified.
- Poured footings: often $30 to $50 per linear foot depending on width and depth.
- A typical rear addition (say 16 by 20 feet, 8-foot walls): the block and footing package usually lands between $18,000 and $30,000.
- Detached garage foundation: frequently $10,000 to $18,000 for the block and footings.
- Parging and dampproofing: usually included in our quote; membrane waterproofing and drainage board are priced separately if the design calls for them.
What moves the price
Wall height, wall thickness (8-inch vs 10 or 12-inch block), reinforcing and grouting requirements, site access for material delivery, and whether we're tying into an existing foundation. Winter work adds cost for heating and hoarding.
How it fits your build
We coordinate with your excavator, framer and the inspector. Footings poured, inspected, block laid, parged and ready for backfill is typically a one to two week window for a standard addition. Send us the drawings and we'll price the package.
