Chimneys take more weather than any other part of the house, on all four sides, and they're the first masonry to go. The usual sequence is a cracked crown, then water in the top courses, then spalling brick and loose mortar, then a lean. Where you are in that sequence decides whether it's a repair or a rebuild.

  • Repointing from the roofline up
  • Partial rebuilds of the top courses, the most common fix on 1950s to 1980s homes
  • Full rebuilds from the roof deck, with new flashing and counter-flashing
  • Chimney caps, rain covers and animal screens
  • Removal of unused chimneys and patching the roof

Repair or rebuild?

If the brick is sound and only the mortar has failed, repointing and a new crown will hold for many years. If bricks are flaking, the chimney is leaning, or you can move the top courses by hand, a rebuild from the roofline up is the right call. We'll tell you which one you actually need.
